EICR - Apartment with communal areas

HI, I rent out an apartment in a building that is managed by a Property Management Company. I pay yearly charges for communal areas, lighting, lifts etc and a yearly ground rent charge. I am aware I need to gain an EICR before Apr 1 for my apartment. Is the Management Company and the Freeholder responsible for EICR for the communal areas or is this something I need to factor in when I arrange for the apartment EICR?
