Tenant not paying full rent

1) I need advice on my tenant who is not paying full rent and is constantly complaining about issues in the flat e.g. painting and new hob.What are my options - do I have to do these repairs whilst she's not paying.

2) re- Rent in Arears: We have passed on the case to our insurance - rent guaranteed company to deal with this matter and await response since Dec.

3) It's a 2-bedroom apartment, and the tenant is on universal credit. However, we have suspicion that there are other people living there. Can we inspect during COVID ? What are our options here ?
