I have a Tenant who has been diagnosed with a medical condition. She is on Universal Credit and the LA have stated they can install grab rails above the bath to help her gain access and egress.
My concerns are as follows:
1) That the stud wall partition, which is plasterboarded both sides and fully tiled on the Bathroom side, can it provide the correct fixing to suit the loads and any turning moments and will not be fit for purpose to the manufacturer's loadings.
2) If I allow the LA to proceed, I am concerned about responsibility should something go wrong and the Tenant falls. Would responsibility come back on me, if my Tenant was injured?
3) What wider responsibilities do I have to provide safe access now the Tenant has developed her midical condition? (The property is a 3 storey Townhouse and rented as a single let).
4) Am I liable to provide a wet room facility for example? (The main bathroom is on the 1st floor and there is a shower in the ensuite located on the 2nd Floor; and a WC on the Ground Floor), All floors are constructed from timber joists and timber floorboards.
5) Currently, the Tenant can currently climb the stairs, but this may, I assume, she may get worse and be able to do so in the future. Does this mean I may have to say fit a chair lift in the future?
6) Where do my responsibilities end as a Landlord with regards to the situation?

I could do with the legal situation confirming asap to allow me to know how to proceed. Thanks in advance for your guidance.
