Hi,

I am hoping to complete on my first buy to let property next month. I am purchasing a property that is already tenanted with a tenant who has lived there for 12 years. Everything is going smoothly with regards to new tenancy agreement but wanted to get some advice on the other things I have to arrange.

Firstly on gov.co.uk the property has an EPC which is valid until 2029. When i provide the tenant with all relevant certificates etc can I just print this out or will I need to have a new EPC done myself and pay for the privilege?

Smoke alarms, it this just one on ground floor, one on first floor?

Carbon monoxide alarms are these only in rooms that use solid fuel source e.g. wood/coal?

I need to get a gas/heating/plumber specialist to do a gas safety certificate and an electrician to do an electrical installation condition report? Are these done once a year or just at the start of the tenancy?
