I have a question about the Electrical safety checks and certificates. (EICR)%C2%A0We have two properties where the EICR checks were carried out less than 5 years ago so we believed the certificates to be valid for our current tenancies and our electrician had verified this.
However our managing agent is insisting that since these EICRs were carried out before January 2019 that oas of 1st April 2021 they are no longer valid as the new %E2%80%98Electrical Safety Standards in the private rented sector (England) Regulations 2020%E2%80%99 require the inspections to be have been carried out in accordance with 18th edition of the wiring regulations.%C2%A0 %0A

The inspections we have were carried out in accordance with the previous (17th edition) regulations. %C2%A0

The Agents included the following quote/information in support of their view.
%E2%80%9CUnder the new %E2%80%98Electrical Safety Standards in the private rented sector (England) Regulations 2020%E2%80%99 a Landlord must have a valid EICR in place for all new tenancies that start after 1st July 2020 (and come 1st April 2021 this will apply to all existing tenancies also). The regulation stipulates that the EICR certificate must show that the inspection and test of the installation has been carried out in accordance with the 18th %C2%A0edition of the wiring regulations BS 7671:2018 (the national standard to which all domestic wiring must conform).%C2%A0

Can you please advise if the agent is correct in their interpretation or whether the EICRs we currently hold are still valid until 5 years from the inspection dates.%C2%A0Many thanks%C2%A0%C2%A0
