I have a long term tenant (10 years) who has been in receipt of housing benefit. The benefit was being paid to me direct due to previous arrears but has recently been suspended and the claim has now been cancelled. This means that her arrears are now in excess of 4 months. She says she is now intending to apply for universal credit and wants me to issue a new AST under "the name she is now using". My understanding is that if I agree to this she would have a new period of 6 months protection from my taking action for possession (on the basis of a 6 month AST). In reality gaining possession at the moment even using the section 8 procedure is likely to take some time, but I'm loath to agree. She has been a difficult tenant throughout with involvement of both the police and the council's antisocial behaviour officer. Any thoughts?
