I obtained Possession Order in March, 2019 using section 21.

I obtained Warrant of Possession dated 30th November, 2020.

Then tenant owes me 12 months rent.

The court has asked me to fill in form N244 for permission to evict to evict the tenant under the 'exceptional circumstances'.

My question is as my possession order was obtained using no fault procedure, can I now use form N244 to apply for permission to evict the tenant using the grounds of exceptional rent arrears of 6 months or more?
