Hello,

I have a student HMO and this year I am using an NRLA AST Agreement. I need to have an Addendum due to having an HMO and thus a few words about licensing etc.

There are a few 'minor' but perhaps more specific items that I had in my previous agreement that don't appear in the NRLA agreement .....for example not burning candles in the property; aquiring written consent if family or friends are wishing to stay more than 3 nights; not putting certain things down the toilets; cleaning tumble dryer filters; not overloading the electrical circuits by the inappropriate use of multi socket extension leads; infestations; not using glue, selotape on the walls to stick up posters etc.

All specific but somewhat practical items more related to the student world..... all of which of course they ignore most of the time and do or don't do anyway.....

But, is it worth extracting some of these items from my old agreement into the addendum or is it being just 'petty' and off putting off to have a long list of extras in an addendum. What do other landlords do please.?
