We purchased 6 studio flats last year. Most of the tenants have not had a rent increase for many many years. We have not yet given new tenancy agreements but didn%E2%80%99t do it as we would have to put their current rent on them, We need to increase the rent as they are very low but didn%E2%80%99t want to do that last year during the pandemic. One tenant has asked for a tenancy agreement as he gets his rent paid for by the council but we would have to issue a new one with increased rent. Can we do this?

I have a couple of questions, are we allowed to increase the rent at the moment? Do we need to give notice of increase of rent.

We have a tenant who is working but is 2 months behind in rent and is not communicating. We are thinking about renovating the studio flat he is in, can we give notice?

I would be grateful for your advice
