What is the legal position of the remaining parties to a Joint Tenancy when one of the tenants gives notice to quit and moves out, after the end of the fixed term, but the remaining tenants remain and a Guarantor has guaranteed the agreement.

There is no new agreement and the remaining tenants cannot afford the rent but do not want to vacate the property. The tenant that left accepts no responsibility claiming the tenancy is terminated and the Guarantor is of the same opinion.
