Short term let and overseas tenants

Good morning all

One of my BTL is going to be empty for about 3 months and I have two potential tenants interested (one is a local family with an 8 year old and the other is a couple from Canada). Both agreed to pay upfront for the whole period and pay a 5 week deposit. My questions are:
1). How to carry references for overseas applicants (both of them are mature professionals moving for work)
2). What bills to include - everything?
3). What potential issues might come up with short term lets? Any risk that they might not want to move out?

Anything else I need to think about before agreeing to this arrangement. Many thanks for your comments in advance.
