Dear All,

Slightly strange one.

Ive had a tenant on an 12 month Ast from Feb 19 via an agent for tenant find only.

This then went onto periodic. Im assuming Statutory as no mention on the agreement of contractual.

I received a text from the tenant that he has moved out thanking me for looking after all his requests.

Obviously I am shocked at this point as I had no idea.

Cut a long story short he handed the keys back to the agent who is not managing the flat.

I told him any notice Must come to me, as he has had direct contact with me over the 2years and we are his landord.

He's arguing with me that he has done the right thing.

Agent also has not informed me about tenant leaving the keys or vacating.

I am now pushing but to no avail for suitable notice. Am I right to be requesting 1 months notice?

I have told him that it is adding up and that the sooner he gets me the notice the less he will owe.

This seems to be constantly ignored at the moment.

I collected the keys took some images sent them in a checkout report done by myself, attached the professional check in. Have confirmed that I will not be deducting anything as property is in acceptable condition. However intend to keep the full deposit to pay for rent.

hes rent date is 25th of the month. Not recieved on 25th Feb.

I receive his message on 7th March.

I am asking him for his notice so we can work out what is owed.

Trying my best to be flexible but him being rude and awkward is making it harder.

Also I cant seem to close the deposit on dps as its asking for a tenancy end date!

What do I do in this instance.

The tenant is being really awkward and is being wound up with all the technical jargon by an estate agent i presume as he does not have that understanding. Worse thing is I am pretty sure its the agent I gave business to introduce him.

Any help and advice appreciated.
