Hello I have 25 BTL properties all tenanted snd in good order. All performing as expected as a landlord.

I am seeing a couple of Tennants who have been with us for a few years decide ( for personal reasons) to leave tenancy agreements before the tenancy is due to end.

As a good landlord I am being supportive but want to understand what is realistic in terms of exit costs.

I am unsure if this is pandemic related or simply just circumstances that change.

Do I ignore all costs and agree to end early ( as the eviction ban is in place I don%E2%80%99t want rents not being paid)

Do I hold them to their agreement and charge them the full costs to end

Do I refuse to refund deposit and use this to source nee Tennants

What actions should I take

So far I have agreed to allow them to leave if I can find suitable replacements

On one returning deposit

On another taking the deposit against early exit

No rent arrears in all cases

Pls advise
