Water leak - Bathroom to Flat below

I have water leaking from our Flat to bathroom flat below.
The water is getting behind tiles and probably around edge of bath.
Two options:
1. Expensive - Remove bath, re-tile, re-seal make good any damaged wall areas. May need plaster board replacing - you don't really know until wall exposed. Probably new bath & bathroom refurb. at this stage.

2. Tiles do look good, they are also not loose. Maybe professionally fully re-grout, reseal, re-seal around bath.
Use the good quality grout / waterproof - also seal afterwards. Not a particular cheap option but if this is suitable may consider as quicker to resolve problem. I am considering this option carried out by professionals and hope they could perhaps - Guarantee their work Otherwise bite the bullet and go with option 1.

If anyone has any tips / advice , thank you.

I am hoping someone would have had a similar experience - Would option 2 work or am I wasting time & money.
