Hi guys, can you please advise

We have tenants who we have given a section 21 to twice now, and they have refused to leave. Obviously with covid, our hands have been tied.

The reason for asking them to leave, is because of complaints from neighbours from the smell over cannabis. The smell is that bad it can be smelt next door but two. We have also recently found out that they run illegally drug raves, and the boyfriend and mother (both drag addicts) are living at the property, even though they are not on the tenancy.

The women tenant claims her rent from the local council. And we know the boyfriend has a job, so I am sure the council would have something to say about this.

The tenant also refuses any workman in to the property to get the legal certificates needed, and we have our workers willing to also go on record that our tenant is refusing entry. So we think they are probably growing cannabis at the property.

Please Note: On the wishes of the neighbours wanting to stay anonymous out of fear from our tenants about their complaints, when we served notice, we did not mention the neighbours complaints. We stated we wanted to move back to our property.

However my tenants are sadly causing that many issues, that the neighbours are now willing to go on record to help us get them out.

So the question I wanted to ask, is.

One. Have I got to continue with the original section 21s (which are documented)

Two. Or is there a quicker option, re the complaints from neighbours over the drug use and small ?

And should we report them to the council for claiming, and having two people on the tenancy, one of which is working?
