Tenant Moving Out

We have had the same tenant in the property since we bought it 2 years ago but she is now moving out. She pays her rent on 15th of the month but wants to move out on the 30th April. She paid 1st month in advance so I am guessing if she pays 1/2 rent on 15th April that would cover?

I held her deposit and insured on tenancy deposit scheme so as long as everything is OK in the flat I just transfer her the money once she moves out and inform the TDS that she has received the money back is there any other paper work to complete?

She is happy with us taking photographs prior to her moving out I assume there would be no issue with putting it on the rental market before she actually moves out? Although we will probably need to go in to decorate and clean etc.

Is there anything else we need to do? This is our only property and are new to this so any advise would be appreciated.
