Finally a PO was awarded. My question relates however to to the following , specifically point 2 below as contributors to this site have inferred on many an occasion a S21 does not treat arrears / monetary related issues nor disrepair ?? A date by which the tenant needs to provide a Defence was ear marked.......

Notes below were provided by our solicitors ;

<<1. Possession of the property in 42 days, on 31 May 2021 %E2%80%93 the reason for this is that no evictions can take place or be booked with the bailiff before this date;

2. The monetary Judgment part of the claim was adjourned due to the tenant alleging disrepair and a damp issue that has not been resolved at the property. >>
