I rented my property to three people, one of which I've known for years. I didn't take a deposit because the person I've known for years and clean and tidy. However, the people he moved in with are incredibly messy and untidy.

My friend now wants to move out because he can't bear the other tenants lack of cleanliness.

Where do I stand in requesting a deposit from the others when he goes?
