I always issue new gas safety, how to rent guide, EICR report etc with the agreement for a renewal. But if the tenant is signing the agreement before the tenancy renewal start date should the certificates be in date on the date of the signing of the tenancy or the tenancy start date. So if the tenants signed a AST today for a tenancy starting in August and the gas safety record (GSR) was due to be renewed in July, would the current GSR be OK to issue with the agreement, of course we will give the tenant the copy of the new GSR in July when it's renewed. Or should we wait until the GSR is renewed in July and sign the AST then?
