Property Inspection - To check state of property kept by tenant

Hi,
My Tenancy agreement was taken out Dec 20, says version 1.1u at the bottom of every page.

In the contract it says
Access for Repairs, Inspections and Valuations
1.45 Permit us (and our Agent or our contractors) reasonable access to the Property for any authorised
purpose where you have been given 24 hours’ notice, or access is required urgently for the purpose of carrying
out work on the Property or inspecting the Property in order to determine what work we are entitled or have an obligation to carry out. The following are authorised purposes: carrying out any work or inspections on the
Property which we are obligated to do because of legislation or contractual obligations; valuing the let Property
(or any part of it); and viewing the Property with prospective occupiers or purchasers during the last 2 months of the Tenancy.
1.46 Allow reasonable use of the facilities within the Property in connection with anything done or to be done
under Clause 1.45 of this Agreement.
1.47 Permit us and our Agent immediate access to the Property in the event of an Emergency, including but
not limited to an imminent risk to your health and safety or members of your household or other persons in the vicinity.

I can't really see from above statements that I can ask to go round to inspect the property to see what state/condition the property is kept in.

Her neighbour complains to me but doesn't want to be named so difficult for me to act without seeing for myself.

I would class her as a bad tenant, she conveniently doesn't have a phone since January and doesn't reply to my emails.

Please advise further. Thank you
