Currently have a tenant in a house in the UK that is getting further behind on rent every month. Payments have always been intermittent, but they are now several months in arrears.

Looking for advice on which is the best route for eviction? S21 or S8? or serve both at the same time?

I've given them until the end of the month to try to reduce the arrears, but I don't think that they will.

I'm 99% certain that all documents were served correctly. I know its going to take months to get them out, just trying to work out the best route to go through for rent arrears. Other than this they are good tenants. No ASB problems.

Any advice greatly appreciated.
