Our Letting agent requires a satisfactory EICR instead of the requirement in the legislation of unsatisfatory EICR plus documentation (EIC or MEIWC) for remedial work. This means that the inspecting electrician could inflate the price of remedial work knowing any other quote has to include the cost of a complete EICR (and the risk of other observations being identified). They say that their legal advice company advise that the second EICR is required and in addition the local authority require a new satisfactory EICR. My understanding is that the legislation was designed to allow the landlord to obtain competitive quotes for remedial work, which the requirement for second EICR precludes. Has anyone else had this requirement from letting agent or local authority??
