Arranging repairs with tenants

I've had tenants for 10 years and built up a rapport with them so its never been an issue but recently I've changed a few tenants and wondered what anyone else did.

If I arrange repairs for any reason, I set everything up so the tenant can contact them and arrange a time etc. Its much easier for everyone obviously - the tenant knows who's coming, if the tenant has to rearrange they can do that easily.
I would just get in the way arranging repairs and going back and forth. It obviously relies on a bit of common sense and I check in afterwards to make sure the work is done and the tenant is happy.

Obviously the invoices all come to me. I don't attend the appointment as usually I'm work.

In some cases it may mean the tenant has to be wait in, but thats all explained if necessary, before we go ahead - although if they asked me to be there, I would have to take time off work and its not practical if you have a few properties doing this.

Curious if anyone has had any bad experience doing this, or do you just manage it yourselves?

The biggest issue I forsee is if tenant can wait in all day (some things are all day appointments) and I cannot take time off work. How do you tackle that with a tenant?
