Tenant moving out after expiry of Section 6 notice
Possession - Section 8 and Section 21

Tenant was given notice on 22.02.21, to expire 31.08.21 (as the property was being sold). A few months ago we told them that they did not now need to leave because the sale fell through, and that they could stay on. However, today they told us that they are moving out 30th September. Can they just move out, or do they need to give 1 month notice (it is periodic, monthly rent).
