Joint tenants separating with 1 wanting to stay in property

My joint tenants have told me they are separating with one of them moving out of the property. The remaining tenant assured me they can still afford the rent. What should I do? Do I need to create a new tenancy with all the associated paperwork such as EPC etc? What happens with the deposit I have held for years? The more I think about it the more complicated it becomes
