Tenant not replying to my texts

I have put my property on the for sale market, I gave my tenant the option to buy flat, tenant expressed an interest in buying, then failed to respond to my texts, which is bad manners. How does a landlord cope when tenant does not respond? I have potential viewings but if tenant will not reply what can I do? I cannot evict tenant as it is a 12 month ast.
