Selling BTL - Tenant / no tenant?

I'm looking at selling my north Kent 1 bed apartment in a 10 purpose built block (5.4% yield). Am I right in thinking that it's far better to (regrettably) serve notice on the (excellent) tenant before selling? All the agents I've spoken to have advised me to proceed this way. Thanks in advance.
