Calculating Inclusive gas & electricity costs for Student let commencing July 2022

I appreciate that this is almost an impossible question to answer but I wonder if more experienced Landlords can offer guidance please. I have one student let in Manchester. We are now in the period of, hopefully, re tenanting for July 2022 onwards. The system is active now and most students will complete looking by January next year for July start. Given the current sharp rise in gas & electricity prices currently can anyone offer a suggestion as to how I calculate a fair inclusive rate for July onwards next year?
