My tenants used my full deposit for their rent arrears and their last weeks rent. They have taken a number of items from the property, or destroyed chest of drawers or wardrobes. The inventory clerk, did not do a proper check and so I cannot prove clearly to the small claims court. As there was no deposit to take from, this I see is my only option. I would like to know if there is a "questionable renters list" just as there is a list of poor landlords on the HRMC website. With all the costs that I have incurred to put back the property, plus all the regulations, I am hardly surprised that to be a Landlord is simply not worth it long term.
I would like to know if there is another avenue other than small claims court? As well as "renters blacklist"?
Thank you.
