At what point do I become a letting agent?

I help a landlord with one HMO to tenant find, and have another friend who lets out a property who has asked me to run it for her (it's a pension pot for her, she does not have the interest or confidence to run it herself but hasn't found a lettings agent she can trust).

At what point do I become a lettings agent and need to sign up to the redress scheme etc as it isn't commercially viable to do this with what I'm doing.
