Hi! I'm new here... small east London landlord, with 3 properties got my first 20 years ago. Its not always been as easy ride. I've decided to give my agents the heave-ho and manage tenancies myself. I was planning to use the NLRA's recommended tenancy, referencing and Landlords' insurance ( with the assumption that they are all recognised as good practice by each other)

I notice the AST is in a very simplified form...much more so than the tenancies I've seen from many different agents over the years. Perhaps that's a good thing... but my questions are:

  1. what is your experience ( good or bad) of using this tenancy?or do you suggest something else?
  2. can I make amendments, and if so how?
  3. there seems to be no provision for rent increases, and the tenancy seems to imply that any rollover to a periodic tenancy would be at the same rent & my concern is that the tenant will get the idea that no rent increases are likely.
