We use a guarantor agreement (GA) that makes the guarantor liable for all obligations under the AST agreement and for so long as the agreement is in existence. The AST agreement automatically becomes a contractural periodic at the end of the fixed term. When executed the GA is signed with a copy of the AST agreement appended and the guarantor initials every page. What happens at the end of the fixed term if the guarantor wants to terminate the AST but the tenant refuses?
