The property agent did the right to rent checks on a tenant when they initially issued a 12-month tenancy contract to the tenant. The property is fully managed by the Agent. At this point the tenant’s visa did cover for full first 12-month tenancy contract.

However, when property agent renewed the tenancy contract for another 12 months at the end of the first 12 months tenancy. For Example: Date of renewal (start) Nov 2019 and End date of Tenant’s Visa: Oct 2020

I don’t believe the agent did right to rent checks again. I noticed this recently the agent renewed the tenant’s tenancy contract when the Tenant only had 11 months left on the renewed 12-month tenancy.

Question 1: Was the property agent negligent in giving a renewal 12-month tenancy to a tenant that had 11 months remaining on their visa?

Question 2:Also what should the agent have done when renewing the tenancy?
