Hi,

My tenant has moved out at the end of their tenancy noting severe antisocial behaviour from neighbours with continual loud music 24-7 at weekend which the neighbours managing estate agent has failed to deal with. I have also tried to contact the estate agents (Philip James Kennedy in Manchester), but they will not return my calls or respond to my emails. We had taken previous advise on this and advised the tenant to record and log the noise and report it to the police and council, but she did not do this.

Now with a vacant property, I am deeply concerned about putting another tenant in there until this is resolved. How do you recommend that we proceed?
