Hi,

I am advertising a room for rent in my house (live in landlord) and there is interest from a lady that says that the council will be making the initial payment for her.

She claims she is a professional lady, how can I make sure that she will be able to pay the rent in the future?
What further questions should I ask her?
Should I be cautious with this type of tenants?
I am planning to do a full check to any potential tenant, is it possible that she will fail?
