One tenant moving out and arrears

On 1st Oct 2019, I signed an AST with three sharers for twelve months.

One tenant has indicated that he will move out on 30th Sep 2020. The remaining tenants have indicated that they would like to stay. They have not indicated yet whether they will be looking for a replacement or not.

What are my options?

Do I write a new tenancy, whether there is a replacement tenant or not? How about check-in, check-out procedure and inventory when in fact there will still be 2 sitting tenants?

or

Do I write a 'Deed of Assignment' if there is a replacement?

Another complicating factor is that rent was not paid in March and April 2020 because of Covid and delays in the government furlough scheme. The tenants resumed rent payment in May but are currently 2 months in arrears.

How do I deal with the arrears with 1 tenant is moving out, and a new tenant possibly moving in?
