I would like to thank everyone here at and at the RLA phone line for all you help and support since joining.

I have had a nightmare tenant, owes £4k in rent, told UC I wasnt her landlord, totally destroyed every room in my house, the insurance would not pay out, wear and tear they recon! the cleaning bill was £1260 and I have been left with over £5k in refurbishment costs. The Police can not so anything regarding the malicious damage as they legally were allowed to be there as they had a tenancy agreement!

They falsely used me as a reference and impersonated me over the phone to their new estate agent but the police can do nothing.

I am pursuing it through court, the 2 CCJ were granted and now I await the Warrant for the Bailiffs, some may say its good money after bad but I am their 3rd victim and if the last land lords did something this may have not happened to me.

The Property redress have found in my favour that the Estate Agent were negligible and I received £500.

I also got their bond of £1,600.

This was not a buy to let, so it is now going on the market till it sells.

I take my hat off to all you landlords the law is all on tenants side.

Harsh lesson learnt!
