Fastest route to section 8 due to rent arrears

Hi,
I have a tenant who has been in the property for 3 months on a 12 month AST.
He is now over due 2 months rental payments , I manage to contact him and he has informed me he wishes to move out the property and will clear rental arrears. Assuming this will continue to mount without any agreement from me. My understanding of the current legislation is as follows

- 4 weeks notice if rental arrears is greater than 6 months. Which means if I serve section 8 notice when he hits 6 months arrears that would amount to a total of 7 months arrears (6 months arrears + 4 weeks notice) This is if I serve notice in 4 months.
- 6 months minimum notice required if rent arrears less than 6 months. Therefore if I serve section 8 notice now that means total arrears would amount to 8 month (6 months notice + 2 months arrears)

Is that correct understanding ?
