Ending a tenancy
Possession - Section 8 and Section 21

I issued a one year tenancy in Feb 2020. I have had complaints about noise and will talk to/put in writing to my tenant. I was going to sell a property from my portfolio and as I don't want to deal with ongoing issues, I am going to sell this one. Therefore not going to renew her tenancy in Feb 21. I've never dealt with this situation before and with Covid rules, I am not sure how much notice I have to give my tenant. Please can you confirm notice period and is this a Section 21? Many thanks as clarification will be much appreciated.
