I have two related families in my property one wants to leave the other family wants to stay

Good morning, I hope your all well!
I have a situation where I have two related families living in my property (Both tenants) one family want to leave the other family want to stay! one family has given written notice. I have explained both need to vacate at the end of the notice period, the other family does not think they will pass referencing by themselves. I explained, they need to find a suitable guarantor.
If they stay beyond the expiry of the notice, what are my options? How could I get them out?
Or should I take a risk and let them stay?!?
