My tenant's AST started 20/06/2020 it is a standard 12 month AST with a 6 month breakclause. I have received an offer from someone to purchase the property and they would like to complete the purchase asap for their own use.

Am I right in assuming that I cannot serve sectio 21 notice until 20/10/2020 and under the new rules can't regain posession until 20/04/2020 to complete the sale?

Do the new rules render the break clause at 6months redundant?
