Garage rental - non payment/goods left

Hi, a friend of mine rents a garage through a "gentleman's agreement". The tenant is a month overdue with rent and has failed to be contacted through phone number/social media. There is just one piece of equipment in there. My friend wants to re-rent the garage. How long does he have to wait to re-rent and can he dispose of the equipment left? He's not bothered about claiming missed rent, just wants to re-let the garage. I know it's tricky with no formal paperwork/agreement, I've looked on the advice pages but can't see any similar situation. Thanks if anyone can advise.
