existing tenants rude to prospective tenants

I'm trying to get a room filled, but the existing tenants are being rude and aggressive to prospective tenants, they've also tried (successfully) to drive out tenants they didn't like. This has resulted in the room being empty for several months, despite lots of repairs, upkeep to the house so that it is in great condition. Any advice on what to do about the existing tenants? I am concerned about serving them notice as they may simply stop paying rent.
