Two tenants on a joint tenancy, and one wants to move out. Assuming the other tenant can find a new person to move in, what are the options for dealing with this?

Clearly ending the old agreement, checking everyone out and then starting again with a new agreement is one approach. Is there another way and what are the pros and cons?
