Death of joint tenant btl mortgage

My husband and I were joint tenants of a 3 bed terrace house, with BTL mortgage. My husband died suddenly a few weeks ago. I hope to take over the mortgage myself. I have to prove the rent covers the mortgage and that I can insure the property. Current tenants on AST cannot understand why I need recent evidence of employment status, bank statement, credit checks etc. They also say they are sitting tenants as they can’t find a signed AST, so the mortgage company cannot make me sell the property to pay off the mortgage. Any ideas out there?
