I've recently been reading a RLA article on minimum room sizes for a HMO's that came into effect in Oct 2018 and I am wondering if I am breaking the law by renting out a 3 bed semi to a couple with 4 young children? They are all from the same family and it is not a HMO.

The house has 2 double bedrooms and 1 single bedroom. I currently do not know the exact sizes of the bedrooms, but can find out.

I think most of the children are very young. and most are below 10 years old, but I now may need to find out.

I don't want to have to evict the tenant due to over crowding, but also do not want to break any laws.

I'm thinking I should get hold of room sizes and contact our local council for advice?

Any advice on where to look for limitations appreciated.
