I have a student who has breached the terms of his contract on several occasions in relation to anti social behaviour, cleanliness and single occupancy. He is in an HMO with four other students, two of whom have complained on several occasions. I have given him verbal warnings and an email warning, outlining his contractual obligations in detail. Unfortunately, he has not heeded this and the atmosphere in the property is extremely tense. The likelihood is that at least two tenants will leave, unless I commence eviction orders against him. I have run two student HMOs in Wrexham (5 in each) since 2013, and besides a few minor issues I have not been in this situation before. I would really appreciate some advice as to how to proceed in the correct manner. Many thanks.
