I have a prospective tenant who sadly lost her job during the first lockdown, then injured her back, then suffered a split relationship. She is desperate for her own place to rebuild her life with her 2 dogs. Her mother has offered to act as her guarantor or to even take on the tenancy herself, stating she has a secure, well paid job. I dont know which would be the best option, having never let with a guarantor or let to someone who would not be resident.
