I wanted to say that in 1993 when I was juggling 2 careers & 3 start-ups; I'd have not taken on issuing a s21 so readily. I therefore quite understand the LL's that procrastinate & dither rather than pursuing Court Action.

On saying that back then there wasn't the on-line info/intel thats so readily available now. You have that magic ingredient....huzpah!
