Witness for Deed of surrender (covid)?

My tenants are vacating on 18th Jan and i have arranged to meet them at the property to carry out final inspection, return keys and sign Deed of surrender.

My question is - what do i do about a witness for the Deed of Surrender? Surely it isn't reasonable to bring another person to the meeting under the current Covid restrictions?

Would it be acceptable to video them signing or take a photo of them holding the signed document (if they are agreeable of course)!

I'm not expecting any disputes, they have chosen to leave, but I'm a stickler for covering my back😁
